A Survey plan is a document that measures the boundary of a parcel of land to give an accurate measurement and description of that land. The people that handle survey issues are Surveyors and they are regulated by the office of the Surveyor-general in Lagos as it relates to survey issues in Lagos. A survey plan must contain the following information:

1. The name of the owner of the land surveyed
2. The Address or description of the land surveyed
3. The size of the land surveyed
4. The drawn out portion of the land survey and mapped out on the survey plan document
5. The beacon numbers
6. The surveyor who drew up the survey plan and the date it was drawn up
7. A stamp showing the land is either free from Government acquisition or not

EXCISION:

Land Use Decree on the 28th of March, 1978 that vested all lands in every state of the Federation under the control of the State Governors. The Land Use Act coupled with other laws made it possible for the Governor who was now the owner of all lands in the state to actually have the power to Acquire more lands compulsorily for its own public purpose to provide amenities for the greater good of the citizens.

Fortunately, the government recognizes that indigenes of different sections of the country have a right to existence . . . a right to the land of their birth. Hence, it is customary for state government to cede a portion of land to the original owners (natives) of each area.
An Excision means basically taking a part from a whole and that part that has been excised, will be recorded and documented in the official government gazette of that state. In other words, not having an excision means the land could be seized by the Government anytime without compensating you even if you bought it “Legitimately” from the Baal or the Original dwellers on the land.

DEED OF ASSIGNMENT:

A Deed of Assignment is an Agreement between the Seller of a Land or Property and a Buyer of that Land or property showing evidence that the Seller has transferred all his rights, his title, his interest and ownership of that land to the Seller that has just bought land.
The Deed of Assignment has been exchanged between both parties, it has to be recorded in the land registry to show legal proof that the land has exchanged hands and the public should be aware of the transaction. Such recorded Deed of Assignment come in the form of either a Governor’s Consent or Registered Conveyance.

GAZETTE:

A Gazette is an Official record book where all special government details are spelt out, detailed and recorded
A gazette will show the communities or villages that have been granted excision and the number of acres or hectares of land that the government has given to them. It is within those excised acres or hectares that the traditional family is entitled to sell its lands to the public and not anything outside those hectares of land given or excised to them.
A Gazette is a very powerful instrument the community owns and can replace a Certificate of Occupancy to grant title to the Villagers. A community owning a gazette can only sell lands to an individual within those lands that have been excised to them and the community or family head of that land has the right to sign your documents for you if you purchase lands within those excised acres or hectares of land.
If the government based on some reasons best known to them decides to revoke or acquire your land, you will be entitled to compensation as long as it’s within the Excised lands given to that community.ad land to buy.
The best way to know whether a land is under acquisition or has an excision that has been covered by a Gazette is to get a surveyor to chart the site and take it to the surveyor general’s office to do a land information to confirm whether it falls within the gazette and spell out which particular location it can be found.

CERTIFICATE OF OCCUPANCY:

A Certificate of Occupancy (C of O) issued by the Lagos State Government officially leases Lagos land to you, the applicant, for 99 yrs. As already indicated above, all lands belong to the Government.
A C of O, however, is the officially recognized Document for demonstrating Right to a Land.
What happens after 99 years? That question is still subject to debate among experts. Most have adopted a wait-and-see attitude. Others postulate that as the new owner of the land, you the buyer can renew the certificate of occupancy when it expires. That makes sense, but for now is largely a case of “We shall see when we get there”

UNDERSTANDING LAND SIZES AND MEASUREMENT:

Most people who purchase land in Lagos and elsewhere don't really understand the meaning of these Real Estate terms. As a potential buyer wishing to buy a land or build a new house you must be conversant with a few of these figures. The first hurdle is to understand the system of Land measurement in Nigeria.
In Nigeria today, Land is measured in Hectares, Acres, Meters and Feet. These measurements are affected by factors, which include development pattern, human and environmental factors.
Let's start by asking what is the size of a standard plot in Nigeria?
According to the dictionary meaning of a plot: A plot is a marked out piece of Land for the purpose of building or farming. The word 'plot' is an arbitrary term used to describe a land division carved out for property development.
The size of a plot can vary for different reasons but according to Nigeria's land division, the appropriate plot for a house construction is 50 x 100ft which can accommodate a standard house with a small compound. To better understand land divisions used in Nigeria, different units of area are used as follows:

HECTARE:

A hectare is one of the least known metric units and one which potential buyers and Estate developers seem to struggle with -
It is a land measuring:
-100m x 100m OR
-328ft x 328ft OR
-10,000 sqm OR
-Two and half acres OR
-15 plots.

ACRE:

An Acre is a standard unit of measurement used by Land sellers and it is almost equivalent to the size of a standard football field. An Acre is a product of any rectangular plot of land giving a total of:
- 4,046sqm OR
- 43,560 sq ft OR
- 6 plots (each measuring 60ft x 120ft)

PLOT:

In Lagos State, the standard size of a plot is 60ft x 120ft (18m x 36m i.e. 648 sqm), while in some other cities of the country, plots are measured in 50ft x 100ft.

Garcinia kola is anti-poisonous in nature, being that it helps in the prevention of bacterial infection caused as a result of food poisoning. The bark and seed of Garcinia kola when eaten together helps in the detoxification of the human system especially in the cases of food poisoning.

It is recommendable to chew bitter kola immediately after eating on suspicion of consuming contaminated food. Certain parts of the African countries have the belief that chewing and holding bitter Kola helps to drive away evil people and spirits.


2). Life Prolongation Certain African cultures hold the belief that chewing bitter kola helps to prolong life and this claim is supported by some researchers who attest that Garcinia kola is made up of chemical compounds that assist in breaking down glycogen present in the liver, which results in life longevity.


3). Traditional medicine
Bitter kola is an anti-parasitic, antimicrobial and purgative in nature hence the seeds can be used for treating colic, tuberculosis, throat infections, chest colds, typhoid fever, bacterial infections, diarrhea, bronchitis, liver disorders and cough. The bitter kola seeds can be chewed raw or blended and mixed with other ingredients for treatment.

Researchers agree that chewing at least one bitter kola in everyday can help in treating knee osteoarthritis, low libido, erectile dysfunction, low sperm count and arthritis. The bitter kola leaves can be prepared for treating stomach ache and pains.


4). Ebola cure Considering the recent ebola outbreak in West Africa, the claim has been made that bitter kola can be used for curing the Ebola virus infections. Due to the antimicrobial, antiviral and anti-inflammatory properties of Garcinia kola, it is used in the African countries for fighting viral infectious Ebola virus. This claim, however, has not been scientifically proven and verified.


5). Throat clearing Bitter kola seeds can be chewed to clear a sore throat and throat hoarseness. Bitter kola clears the throat by boosting mucus production along the vocal tube lining, which helps to soften the dry throat.


6). Anti-oxidant Bitter kola is antioxidant in nature thus can be used for detoxifying the gall bladder, liver, and body system. Also due to its high antioxidant content, bitter kola is capable of dilating the alveolar ducts and sacs in the lungs thus clearing the chest from colds and congestion.


7). Glaucoma and Eye Pressure Researchers agree that chewing bitter kola helps to reduce the eye pressure. Glaucoma is caused as a result of the increase in eye pressure, which if left untreated can lead to blindness. Studies have reported that eye drops containing at least 0.5% of bitter kola extract are very effective in reducing eye pressure if used at least twice a day.


8). Increased sexual performance Bitter kola is capable of increasing sex drive and boosting sexual performance in men with low libido. Chewing at least 2 seeds of bitter kola few minutes before sexual intercourse helps to boost sex drive.


9). Body Weight Management
Regular intake of bitter kola is capable of fighting excess body fat, reducing body weight as well as maintaining healthy body weight. Garcinia Kola is a natural hunger suppressant and its intake boosts the urge to drink more water.


10). Beer Production
Bitter kola is used as a hop substitute while brewing lager beer for preventing beer spoilage.


DISADVANTAGES


1). what are side effects of bitter kola? It can lead to mouth cancer. Nott all people know that chewing kola nuts can lead to developing cancer of the mouth or gastrointestinal cancer.


2). Too much caffeine can cause death. As you know the excessive amount of caffeine leads to death. Thus, eating too much kola nuts can be dangerous. So, one should be very careful with the doses he/she chooses.


3). It can damage the heart. Again, the caffeine which can be found in the bitter kola nuts can lead to severe heart issues. So, people with the cardio problem should keep this side effect of eating bitter kola in mind all the time.


4). It can lead to glaucoma. Even though when in moderation, these nuts can prevent glaucoma, they can also develop it when eaten in an excessive amount. So, one has to be very careful with these nuts. It is not good for people with diabetes. Individuals who suffer from diabetes state that when too much caffeine gets into their body, it starts behaving in a different way. Thus, the sugar is not digested as usually. So, the problems can lead to incorrect sugar levels in one’s body which is not good for diabetes.


5). It can worsen diarrhea. When eaten in excessive amounts these nuts can worsen one’s diarrhea and turn into a real problem. So, be careful with it and don’t underestimate the possible disaster which can come out of it.


6). It slows blood clotting. When eaten in excessive amounts, kola nuts can lead to another trouble: the blood clotting will be worse than ever. Therefore, if you had bleedings, these nuts can worsen them and make them bigger than ever.


7). It can cause anxiety. People who had problems with the level of stress they experience as well as with the anxiety attacks should stay away from these nuts, as it can make everything even worse given the number of components which promote such an effect.


8). It’s not healthy to have it after surgeries. Since these nuts can worsen blood clotting processes, people who underwent some surgeries or other operations should stay away from bitter kola nuts not to add up such of their side effects to the general health conditions. So, as you see, this nut can be a real treasure to all of you for many reasons. It can help you lose weight or improve respiratory functions. However, you should better consult your doctor first to make sure that you can have it as well as in what amount having it is okay.

8. Attend seminars and training in any area you need to improve yourself. Train the trainer, personal development, public speaking, sales etc.

9. Have the habit of keeping a pen and a writing pad handy because ideas come in the form of flashes. The smallest pen is bigger and better than the biggest brain.

10. Make sure at every point in time you are reading a book. If you spend 20 minutes reading daily, for 52 weeks you would have consumed 1,000,000 words.

11.Stay away from television as much as possible. You can watch educational channels. Men with big TV sit in front of them to watch men with the big library.

12 Put control over your mouth, never say evil of any man, what you are not certain of should not be said. Say good of all men.

13. Always show appreciation for any good deed you received.

14. Always help someone in need.

15. Live a debt free life. What you can’t pay cash for is not your size.
 
16. Give out loans that you can part with as the gift so that you don’t destroy your business and relationship.

17. Create legitimate multiple sources of income.

18. Save at least 10 percent of your income.

19. Invest a portion of your income. And be patient to see it grow. If what you have in your hands is not good to be called a harvest then it’s a seed, sow it.

20. Keep a good financial record of all income and expenses so you won’t ask later “where did my money go”

21. Be involved in community service. Control traffic, free lesson class for students etc.

22. Keep getting better on your daily goals and dream, develop yourself on them and make sure you get to the top 10 % of your industry.

23. Make sure you engage in exercise. It keeps your brain alert and your body fit to enjoy your success.

24. Pray often, and know that for every success, God made it possible.

I woke up one morning and realized I was reading so much about young people who are feed up with life and resulted to suicide. I was appalled and I could not bring myself to phantom what was really going on in their minds.  But there are instance when you just feel like you don’t mean anything to everybody it might seem that way but there is one person who really cares about you and your situation in life so why wastes your life. You are wondering who is that person that gives a damn about your predicament or rather your life. God is actually the one that cares about your situation and what you are facing right now.  Am no pastor neither am I cleric but I felt it was high time I should put my pen to paper and talk some sense into you that is thinking maybe the world would be a better place If you were not in it. Wrong big mistake, it is as if you already know how your life would turn out, why not ask yourself some of these questions, what is my mission on earth? Did I create myself? Do I know what is in store for my future? If it wasn’t for civilization most of us would probably be farmers, hunters fishermen, traders and other alike. But because we all are civilized is that not the right time to explore other potentials and see what you are made of?

Let me tell you that ending your life by yourself makes no meaning and when you die you think you would end up in heaven. Definitely not I want to quotes verses from the bible and the Quran to those who thought of doing this crazy idea. According to the theology of the Roman Catholic Church, suicide is objectively a sin which violates the commandment "Thou shalt not kill". However, the gravity and culpability for that sin changes based on the circumstances surrounding that sin. Islam views suicide as one of the greatest sins and utterly detrimental to one's spiritual journey. Most Muslim scholars and clerics consider suicide forbidden and similarly include suicide bombing as being equally forbidden. I know you are saying to yourself who cares? I care even though I don’t know you. Even if I don’t know what you are facing or going through right now. But all I know is that we all are here for a reason and if you truly believe there is a God out there then have it at the back of your mind that you were created for a purpose and you ending it by yourself you have not fulfilled Gods works in your life. I know I sound like a pastor or a cleric but believe I am neither, let’s just say I too was faced such and I know it might seem like the world would definitely be a better place but I am telling you that you are wrong. The world needs you and me to be a better place for all of us.

I just wish you would reconsider your options and just try to strive and survive what would you say about those who are handicap or for those who are not able, and in most situations what would say about orphans children abandoned by their parents should they think of doing the same.  Life itself is a journey how you go about it may be ruff and cruel. But after it all life there is a sign of success at the end of it all. You may think you are worthless but I know you are worth more. Everyone is special in their own way it is just a matter of time for you to develop yourself and believe that you are not a failure no matter the obstacles you are faced with , just know that where there is a will there is always a way. Stay alive and well be good to yourself and others. Don’t be ashamed just know that you are unique and made for a very special purpose.
